Of course, we are always available to answer your questions and will also be the ones to communicate your offer to the seller or the seller’s representative for the property you wish to purchase.
Negotiation
We take care of negotiation. The transaction is finalized once the seller accepts an offer. While the resale market occasionally allows for price adjustments, newly built properties are generally sold at fixed prices.
Reservation Agreement
Once an offer has been accepted, a reservation agreement is drawn up, and a reservation fee is paid. The fee is typically between €3,000 and €6,000, although it can sometimes be higher. During the reservation period, you have the opportunity to hire legal representation, and we are happy to assist you in finding a lawyer specialized in property transactions.
Sales Contract
Once the lawyer has verified that the property’s documentation is in order, the purchase agreement is drawn up. At this point, you will pay 10% of the purchase price, minus the previously paid reservation fee. After this payment, the deal is formally ‘locked.’ For new developments, a higher percentage is typically required, and additional payments are usually made during the construction process. The developer is also required to provide a bank guarantee or equivalent when the purchase agreement is signed to secure your funds in case of any issues.
Title Deed
At the time of closing, the remaining purchase amount is paid. The funds must be available in the lawyer’s account in advance so that the transaction can be completed at the notary on the same day. The notary ensures the transaction is registered and the ownership is transferred to you, giving you access to your new home.
